Seventeen cities showed monthly price gains.  However, the gains were weaker in such markets as San Diego, Los Angeles, and San Francisco.

Home prices nationally were up 4.4 per cent in the April to June quarter.  That followed a decline of 2.8 per cent in the January to March quarter.  The jump was largely because buyers could take advantage of the $8,000 tax credit.

Home prices have dropped sharply since those incentives expired.  Lending standards remain tight, unemployment is near double digits and foreclosures are expected to remain at extraordinary levels.

Nationally, prices have risen 6 per cent from their April 2009 bottom.  But they still remain 28 per cent below their July 2006 peak.

In my opinion, with over 30 years of real estate investing experience, the market has almost hit

bottom and will start a strong rebound shortly thereafter.  There will be a huge demand for housing since there is a shortage due to a lack of construction going on now for over 2 years.  Plus, the economy will turn around, thus giving consumers confidence to re-enter the market.  What’s going on now is almost like what took place in the 80’s.  Once the foreclosure mess was absorbed, the market made a rapid recovery.  The housing will recover first, followed by the commercial market perhaps a year later.

What does all this mean?  Invest, invest, invest, invest, invest.  You’ll thank me later.

It seems banks now like rentals (duplexes, apartments, etc) better than houses and commercial

properties because they did not take a major hit in value as did houses and commercial.

Now, with people losing their houses, they are starting to rent nice rentals and have the money

to pay the rent.  Retirees especially like the rentals because they have no upkeep (maintenance, lawn care, etc.).  How many baby boomers are there in this country?  Plenty!!!!!

He just flat out told me that his bank and many others are more interested in loaning money on nice rental units over houses.  Why?  Because it is a better loan for them.  Plus, the appreciation is better than on a house because it’s value is based on income.

Bottom line, if that’s what they want, then let’s accommodate them.  Right?  When you factor in

Cash Flow and Appreciation, that makes for a sweet deal for us.  Agreed?

Remember this——nobody gets rich on cash flow only.  Appreciation at say 5% will make you five (5) times more money than cash flow in 5 years.  10% appreciation per year will make you twelve (12) times more money than cash flow.

Some of you have forgotten that appreciation USED to exist—5%, 10%, even 20% – as recently as 3 years ago.  BELIEVE ME,  5% – 10% or more will return as the market finds the bottom and makes the turn.

The manufacturer creates the product and sells it to a national distributor that transports it to major distribution points across the country.  The regional distributor sells wholesale to major retail stores and to other smaller business.  Companies like Sam’s Club often buy from regional distributors and sell wholesale to other business that finally sell the products at the retail price.  There can be 3 or 4 wholesale transactions before the product is sold at the retail level.

What does all this mean to you?  If there’s a $15,000 profit in a house, you could wholesale it for a quick $5,000 net profit and move on to the next deal.  Remember ROI?  Your Return on Investment can be huge if you sell it quickly for a smaller profit than hold on to it much longer trying to get more.  That is especially true in the market we are in today.  Take the 5 Grand and move on to the next one.

This way it is a Win/Win deal.

For those able to repay the loan under better terms, the banks are willing to modify the loans.  But these are only for people that have extenuating circumstances, like reduced work hours or one spouse is out of a job but the other is still working.  There must be enough income to make the modified payment.  Banks prefer modifying the loan to a short sale.  Most require owners to first go through the modification process before the bank will look at a short sale.

One of the best ways to get funding for your real estate deals is to talk to a person who is already loaning money to other investors in your area.  He/She is already in the business of lending money to people like you.  No need to sell them on the biz or the process.  No resistance to overcome.

 #1).  All brick, 5 year old, 1411 sq ft  3/2/2.  House recently had a new roof installed. When the house was new it was worth $130,000.  Larry offered all cash and a quick close for $101,500.  New carpet and paint inside and it was on the market at $119,900 within a week for sale by owner.  Potentially over a $15,000.00 profit.
